If you missed the delinquent tax sale, it can be viewed on YouTube here.
The first thing you need to know is that it isn't too late to save your property. It may have been sold at the sale but you still have a year and a day from the date of the tax sale to redeem your property. "Redeeming" is your opportunity to maintain ownership of your property as long as you pay the back taxes and other costs.
For properties auctioned at the 2023 Delinquent Tax Sale auction, the deadline to redeem is October 3, 2024.
Helpful Hints!
Redemptions can only be made by the defaulting taxpayer, a lienholder, or an agent for either one.
To find out that exact amount it will cost to redeem your property (also known as the "redemption amount"), find your property in this list, which displays the amount due, or you may contact our team and we would be happy to assist you.
Checking the redemption before paying is very important because in addition to the back taxes, interest must also be paid to the bidder and additional fees may apply. Interest is an annual rate of 12% and is charged quarterly. This means that every quarter, the cost to redeem goes up so the faster you're able to redeem, the less it'll cost you. This is what to expect each quarter:
- 1st Quarter October – December Interest is 3% of the winning bid.
- 2nd Quarter January – March Interest is 6% of the winning bid.
- March 17 The current year’s taxes are added.
- 3rd Quarter April – June Interest is 9% of the winning bid.
- 4th Quarter July – September Interest is 12% of the winning bid.
- July 1 A title search fee of $250 is added.
- September 1 $150 Treasurer fee is added to the current year’s taxes.
If you are redeeming a mobile home, please be aware that in addition to the costs listed above, rent must also be paid to the winning bidder.
If you're ready to redeem, redemption payments are accepted in-person or by postal mail and must be made in guaranteed funds, which include cash, cashier’s check, money order, and credit or debit card.
Helpful Hints!
Personal property auctioned at the tax sale does not have a redemption period and cannot be redeemed. A bill of sale is issued to the winning bidder on the day of the sale.
If you do not redeem your property, a delinquent tax sale deed will be issued to the successful bidder within 90 days of the end of the redemption period. The deed will be recorded with the Beaufort County Register of Deeds and may take four to six weeks from the time the deed is submitted.
